Bond Under Construction

Bond Under Construction

Only a block long, The Bond Condo Street has been around more or less since the inception of the city and still possesses many of its beautiful 19th century brick warehouse buildings. The Bond Condos is set to be the new highlight of the entertainment district – Toronto’s hottest neighbourhood for new condominium development. Here you’ll find the iconic Art Gallery of Ontario and the Ontario College of Art and Design. Then there’s the historic Much Music Building, at Queen Street, which every spring becomes the site of the station’s annual Much Music Video Awards. Further down there’s the Scotiabank (Multiplex) theatre and the new “jewel in the crown” of the John Street Cultural Corridor, the Bell Lightbox, home of both the Toronto Film Festival and the Ontario Cinematique.

The Bond Condo is a 41 storey mixed use building with retail at the ground level, five levels of office and commercial parking above, and 35 stories of residential floors with 383 residential units. The site should include four levels of below grade parking with 245 parking spaces, and 316 bicycle parking spaces. With developments like; The Yorkville, Bisha Hotel and Residences, X2, and the soon to to open Four Seasons Toronto Hotel and Residences, The Bond Condos is just another notch in the belt of Lifetime Developments that will surely impress.

Karma Construction has Commenced

Karma Construction has Commenced

It’s official that construction has begun at the future site of Karma!

We have a few pics of the progress, but first, let’s go through a quick backgrounder on this  development. Considered the ‘fastest selling launch of 2011’, Karma Condos has shown itself to be a condominium that people have cared about. A fitting reputation for a sleek 50-storey glass tower that marketed itself as the ‘condo that cares’.

Determined to create a condominium market campaign that reflected its developers’
(Lifetime Developments and CentreCourt Developments) corporate commitments to
philanthropy and giving back, Karma launched in 2011 with a unique registration
marketing campaign; a promise from the developers to donate five dollars from each
unique registration at karmacondos.com to one of three deserving local charities (Ronald
McDonald House, Wellspring and Sketch). With over 3,000 website registrations for
the project, and an additional pledge from Lifetime and CentreCourt to add another ten
dollars to each registration received, the developers recently presented each charity with
a cheque for $15,000.

“We are in the business of building communities, and that means supporting the services and agencies that support our residents. These three local charities do phenomenal work and we are excited to have been in the position to contribute to their important efforts,”says Brian Brown, Lifetime Developments’, Vice President.

Funds raised for Ronald McDonald House will provide a private room for much needed
rest, just steps away from SickKids, allowing parents and families a much needed
space to focus on what matters most- their child. Karma’s contribution to Wellspring
will support the organization’s Cancer Exercise Program through the purchase of
specialized apparatus, including a leg and arm ergometer, treadmill, rehab trainer and
other specialized rehabilitation equipment. Funds raised for Sketch will furnish an entire
Movement Studio with specialized spring-loaded floors, full length mirrors, lighting
and more, to create a safe and inspiring setting for theatre arts, martial arts, dance and
meditation.

GROUND BREAKING TAKES DREAM OF BISHA ONE STEP CLOSER TO REALITY

GROUND BREAKING TAKES DREAM OF BISHA ONE STEP CLOSER TO REALITY

Lifetime Developments and INK Entertainment Celebrate the Start of Construction at their Landmark Mixed Hotel-Condo Development

Although the residents and guests aren’t expected to officially check in until 2015, BISHA Hotel and Residences celebrated an important ‘opening’ earlier this summer nevertheless, as executives with Lifetime Developments and INK Entertainment, along with local politicians and special guests gathered to mark the official start of construction on Toronto’s newest condo/hotel development.

“Other than the first time the doors open to residents and guests, the official ground breaking is the most exciting milestone in the evolution of any development,” says principal of Lifetime Developments, Mel Pearl.  “The moment that first shovel hits the ground is a cause for celebration.  It’s the precise moment when the dreams of the development team, the vision of the architects and designers, and the confidence of the purchasers becomes a reality.”

Located in the heart of the Entertainment District, at the corner of Blue Jays Way and King Street, BISHA is a 41 storey tower designed by architect Rudy Wallman, with interiors by the internationally recognized firm of Munge Leung.

Part condominium, part hotel—but all cool— BISHA will boast 337 residential condominium suites on floors 10- 39.  Designed with efficiency and price point in mind, without sacrificing luxury and style, Wallman, Munge Leung and the development team have created a variety of layouts (from studios to two bedrooms suites) in sizes that range from 379 s.f. to just under 700 s.f..

“We understood that our buyers were among some of Toronto’s most influential taste-makers,” says Mel Pearl.  “With a firm appreciation for life’s finer things and a keen understanding of style, we pushed our architects and designers to create chic and fashionably designed units.”

Among the firms enlisted to bring BISHA to life is Kravitz Design Inc., a company headed up by musician and international style icon, Lenny Kravitz. Kravitz was invited by Lifetime and Ink Entertainment to design an exclusive floor for the building, inspired by the essence of his music, art and international travels. The Kravitz floor will serve as a focal point of the artful glamour and stylish opulence that define the project.

In an already trendy and dynamic neighbourhood, BISHA will elevate the height of style and sophistication of Toronto’s Entertainment District. Interiors, designed by renowned firm Munge Leung, boast a rich and luxurious aesthetic, and a range of materials from lace to leather, glass to granite. The hotel and residences will also offer in-house entertainment, world-class dining, unparalleled personal services and unique amenities.

“The groundbreaking of BISHA represents more than just the start of construction on our King and Blue Jays way location,” says Mel Pearl.  “It’s the foundation of a truly global brand.  We have always seen BISHA as an icon with global appeal—an international icon, with its roots firmly planted in Toronto.”

While BISHA is almost entirely sold out, remaining units are priced from $303,900 to $532,900, and boast a range a luxury finishes, surprisingly extravagant given the affordable price points.

For more information on Bisha Hotel and Residences, visit the Lifetime Inventory Boutique at 171 East Liberty, Suite 124 from Monday to Thursday from 12 p.m. to 6 p.m. and Saturday and Sundays from 12 p.m. to 5 p.m. Visit www.lifetimedevelopments.com or call 416-546-7525 for more information.

CentreCourt and Lifetime get used to telling condo success storeys

CentreCourt and Lifetime get used to telling condo success storeys

If you have one of the most successful condo launches of 2011, what do you do for an encore? Well, for CentreCourt Developments and Lifetime Developments, it’s obvious – you launch the most successful new condo of 2012.

Indeed, the development partnership that introduced Karma Condos in 2011, launched INDX Condos in 2012 and for the second straight year, enjoyed the distinction of boasting the Toronto condo sector’s most popular project. “We were thrilled about the success of Karma, and are equally ecstatic with the overwhelming buyer response to INDX,” says Andrew Hoffman, president of CentreCourt Developments. “While different projects, in different parts of the downtown core, there are several key elements shared by both projects which have contributed to their phenomenal success.” “Beyond the obvious – the continued partnership between developers CentreCourt and Lifetime – Karma and INDX both boast exceptional locations, iconic architecture, efficient suite layouts, beautiful interior designs, desirable amenity packages and value-driven pricing structures,” adds Hoffman.

INDX Condos
Standing 54 storeys tall near Bay and Adelaide in the heart of the Financial District, this glass and limestone tower-designed by award winning architectural firm Page + Steele has suites in a wide variety of layouts, from studios to three-bedrooms. Pricing starts from the mid-$200’s, making ownership at INDX a very affordable investment.

Interior design features include wood grain melamine and glossy black cabinetry, which create a striking contrast, and open glass shelving featuring accent lighting to display stem- and barware. A 35-bottle wine fridge for chilling your favourite vintage to the perfect temperature comes standard in this entertainment hub. Deluxe bathrooms continue the sophisticated hues found in the rest of the suite, with a choice of black countertops in natural stone or quartz, and the same designer cabinetry that graces the kitchens. Building amenities include an indoor and outdoor party room with a water feature wall, a golf simulator and putting green, a screening room, and a sports and poker room. Residents also have access to a state-of-the-art 3,000-sq.- ft. fitness facility. “Despite the overwhelming success of both

Karma and INDX, an excellent inventory of prime suites are still available at both projects,” notes Lifetime Developments’ Brian Brown. “But, given the success of both sites, their distinctive brands, urban locations, iconic designs and precision pricing we can still only be certain of two things: remaining inventory will sell fast, and savvy Toronto condo buyers are anxiously awaiting the next condo launch from Lifetime and CentreCourt.” For more information on INDX, visit the sales at 70 Temperance St. (near Richmond and Bay St.), Monday to Thursday from noon to 6 p.m., or weekends from noon to 5 p.m. For more information, call 416.987.INDX (4639) or go to indxcondos.com

Karma Condos
A sleek 50-storey glass tower located near Bay and College, Karma offers suites ranging from efficient studios to more spacious three bedroom layouts, priced from the high $200’s to the low $600’s. These intelligently designed suites boast nine-foot, smooth-finished ceilings, north or south facing balconies and floor-to-ceiling windows with stunning views. The kitchens and bathrooms have custom designed contemporary cabinetry in a variety of materials and colours, and countertops that come in natural stone or quartz.

Karma residents will enjoy a wide variety of amenities, including The Social, a party room with its own bar, projection screen, fireplace, and private dining room with servery. Other residents may be attracted to the Players Club (a pub-like atmosphere with poker table, billiards, table tennis and TV), the Screening Room, the Sound Room, or Station K gaming room. The condominium also boasts a top quality fitness centre (which features weight room, cardio equipment, yoga area and spa-inspired change room with his and hers steam rooms).

For more information on Karma, visit karmacondos.com or call 416.987.4639.

10 minutes with… Lifetime’s Brian Brown

10 minutes with… Lifetime’s Brian Brown

Lifetime Developments’ condos work so well because their team leaders know how to be wide open to the people that matter most – those who want to live and work in their neighbourhoods and as importantly, those who already do.

In just eight years, Lifetime shifted its focus from single-family homes in suburban subdivisions to condo suites that cater to singles and couples seeking a very different lifestyle in the heart of Toronto’s downtown core. Lifetime successfully managed that dramatic transition and took a leadership position because its executive team (Mel Pearl and Sam Herzog, founders and principals; Brian Brown, vice-president; Michael Pearl, vice-president, construction) pay attention to the very people who care most about those neighbourhoods.

Street Smarts: Toronto’s Yorkville, heart of the city

With hundreds of brand new condominium suites up for grabs in Yorkville, developers are banking on people such as the Zemelmans to snap them up; the purchases will afford them an exciting entry into Toronto’s growth.

Hotelier and man-about- town Charles Khabouth doesn’t live in the ’hood but once owned six Yorkville venues and now has Bloor Street’s La Societé Bistro on his roster. He’s looking forward to Yorkville’s future.

Entertainment District Redux

Entertainment District Redux

If you’re tired of heading back to the ’burbs after taking in a play or a meal, developers are hoping you’ll make the Entertainment District your next permanent address.

“When all of the development is completed — though I don’t think it will ever be fully completed because it’s an ongoing thing — the good thing is our streets will be aligned with a lot of great at-grade retail opportunity, which for us is huge about that sort of pedestrian experience, that experience on the street,” says Janice Solomon, executive director of the Entertainment District BIA. “What do the local businesses and residents and visitors to the area feel when they come into this area? We’d really like to see a lot of vibrancy, a lot of retail, a lot of activity on the street. The vision for the John Street Cultural Corridor is the best of all of it.”
