Location and demographics aside, the interest in pet amenities indicates another shift in the condo market. As more people opt to buy into the condo lifestyle for the long-term (instead of as a stepping stone to a house) more are acquiring pets sooner.

To Mr. Brown, this indicates pet owners are more responsible, have greater respect for the buildings they live in, and that pets no longer come with the same issues they once did. He believes the increase of pets at Lifetime’s Liberty Village Lofts might be due to many owners working next door to the commercial spaces of Liberty Market building. “There’s a strong demand to live close to where you work,” he says, partly because of the opportunity to run home at lunch to care for your dog. That also tells him pet owners are becoming more responsible towards their pets, which translates into more respect for the buildings in which they live, thereby reducing the issues that used to come with pet ownership.

For each person who registers for updates on Karma Condos, the developers donate $5 towards local causes. More than $10,000 was raised in just two weeks last month.

“We believe everything we do has a strong impact on the neighbourhood where we build, and it’s our responsibility as developers to work with the community to design something that will positively affect the neighbourhood and positively affect change in the neighbourhood,” says Brian Brown, vice-president with Lifetime Developments.

The Value of Good Karma

The Value of Good Karma

With the developers donating $5 for every Karma Condos registration, the initiative raised over $15,000 for three local charities: Wellspring, a network of community-based cancer support centres; Sketch, an organization that provides opportunities for homeless or at-risk youth to engage in the arts; and Ronald McDonald House Toronto.

CentreCourt and Lifetime Developments will be topping up those funds with an additional $30,000, giving the three charities $15,000 each.

Celebrities who suddenly develop a “passion” for design and unleash it on everything from perfume to high heels to reclining chairs, have produced mixed, if not regrettable, results. Lenny Kravitz could have easily joined that lucrative fray when he founded an eponymous design firm in 2003. Happily, though, the style-shifting rocker’s foray into design has turned out to more “worth watching” than “wannabe”.

In addition to his own residences in Paris and New York, Kravitz has designed bespoke furniture, sculptural chandeliers for Swarovski, put his stamp on the Florida Room at Miami’s Delano Hotel, and overseen a line of sexy, Brazilian-beat wallpapers for design-hound favourites Flavor Paper.

In conceiving of a design for The Bond, a 40-storey condo to be built at John and Adelaide, architect Charles Gane figured the best approach was to keep it simple.

“With all the other towers being built downtown, a lot of them are trying to stand out,” explains Gane, a principal with Core Architects. “I thought we could stand out just by being elegant, simple and modern.”

To that end, The Bond will be a drama-free glass and steel tower with terraces and balconies, sitting atop a six-storey podium.
