Construction continues above grade at Bisha Hotel and Residences in Toronto’s Entertainment District

Construction has been moving along well since our last visit to Bisha Hotel and Residences by Lifetime Developments and INK Entertainment.

Back in the summer of 2014, the crane was already up, but the site — located on Blue Jays Way at King Street — was still mostly a large hole in the ground. Today, construction on the project has passed grade level and the historical brick facade has been moved back into its final place as the showpiece entrance to the hotel and condominium.

Built in the 1800s, the brick facade was once part of a private residence before it was converted into a school in 1878. Through the decades, the building was used for a range of purposes including warehouse space, an agency for child migrants, and more recently, the the home of the Second City Toronto comedy club and The Diesel Playhouse.

In addition to its prime location, the 41-storey Bisha Hotel and Residences features architecture by Rudy Wallman of Wallman Architects, professional landscaping by gh3 and interiors by internationally-renowned Munge Leung.

The development will also offer residents a long list of amenities expected from a luxury hotel and condominium including a rooftop restaurant, bar, infinity pool, 24 hour concierge, pet walking/feeding services, cleaning/housekeeping and grocery delivery services.

In a city undergoing massive transformation like Toronto, old landmarks which have found a place in our civic minds are always subject to the winds of change. Yonge Street and its eclectic mix of old, new, tall, and short has been Toronto’s main shopping and leisure street for much of the city’s 200+ year old history. Now on the docket of change for this ever-changing street are the former site of The World’s Biggest Book Store and 480 Yonge, best recognized for its historic fire hall clock tower.

Last year’s demolition of The World’s Biggest Bookstore marked the end of an era for a long-lived building. Before its book selling days, the building housed Olympia Bowling, downtown Toronto’s first 10-pin bowling alley. It was then bought in the 1980 by book selling magnates Jack and Carl Cole, and turned into the super-sized bookshop we came to know and love.

Owner Lifetime Developments had originally planned turn the site into a restaurants destination designed by Turner Fleischer Architects. By dividing up the site and bringing in top quality chefs and restaurateurs the goal was to service the large crowds pulsing through the downtown core and around the Yonge-Dundas Square.

Plans have changed however and Lifetime is now proposing a 35-storey slab-style mixed use project designed by architectsAlliance. Though still in its infancy, the proposed tower would rise 122 meters and consist of 629 units including 90 three bedroom units. The residential component will sit atop a 3-storey 18.5m commercial podium base holding 8,832 square meters of retail space. Reminiscent of the modernist-slab style buildings, retail is being proposed.

As construction continues on The Bond, developer Lifetime Developments has been celebrating the vibrancy and culture of Toronto’s Entertainment District with a social media campaign called “Connect and Capture”. The Instagram contest, which was launched last Fall, engaged the community by offering weekly chances to win $50 gift cards for restaurants in the Entertainment District, simply by posting a photo showing the distinctive elements of the area, accompanied by the hashtag #BondTO. One lucky winner won a grand prize of a new iPhone 6.

“This contest was really about celebrating the Entertainment District and how it has changed; it is so different than it was even 10 years ago. The photos captured a view of this city that was beyond our imagination and gave us as developers, a truly remarkable perspective into how Torontonians really view and experience their city,” said Brian Brown, Vice President of Lifetime Developments. “Through their eyes, we saw the buildings we see every day in a new light. The submissions captured a lot of love—beyond just people’s love for the Entertainment District, but for the whole city of Toronto.”

During the twelve-week-long run of the contest between August and October 2014, the contest drew in over 76,360 Instagram likes, 5,570 #BondTO submissions and over 3,000 new Instagram followers, with many photos still being posted with the #BondTO hashtag despite the contest already having ended. Lifetime plans to feature many of the photos submitted during the Connect and Capture campaign throughout the common areas of The Bond once the development is completed.

On the north side of Adelaide Street just west of John in Toronto’s Entertainment District, construction is progressing on Lifetime Developments’ The Bond, a 42-storey Core Architects-designed condominium tower that will add 369 residential units to the area. The building’s podium is taking shape, with work now under way on the fifth and sixth levels.

Once construction progresses past the sixth floor, work will begin on the more slender tower floors above. The repetitive layouts of these tower floors will allow workers to get into a rhythm and build the subsequent levels at a much faster rate than the podium floors, which often require the use of one-off concrete forms to shape the irregular floor and wall layouts.

The new condominium tower is rising across the street from recently completed projects Pinnacle on Adelaide and Cinema Tower, in what is quickly becoming the densest corridor in the Entertainment District. The podium levels, which will mostly contain office space, currently present blank concrete walls to the east and west. At the end of construction they will be clad in a dark matte aluminum panel. The windowless side walls will allow for future development on the abutting properties.

Once construction of the building is complete, residents of the development will enjoy a selection of amenity areas outfitted by Tomas Pearce Interior Design, including a gym, party room, a sauna, a swimming pool, and a roof terrace atop the podium.

The third annual Smashed Charity Ping Pong Tournament recently took place at Muzik nightclub. Friends, colleagues and members of the real estate community dressed in their tennis whites, ready to face-off in the ping pong tournament.

This year’s event set the bar for fundraisers; not only could attendees play a good old fashioned game of ping pong, they could also eat their heart’s desire of tasty appetizers, have their fair share of drinks from the open bar and enjoy the music from DJ M-Kutz. And to top it off, there was a live auction featuring BMWs courtesy of Endras Automotive Group.

The event was bigger and better than ever. Co-founders Robert Galletta of Blackjet Inc. and Fabrizio Cortellucci of Zancor Homes moved the third annual tournament to a bigger venue to accommodate 500 plus guests. And, most importantly, the event raised $100,000, more than the previous two years combined.

This year’s proceeds were given to Lifeline, a charitable foundation launched by Lifetime Developments, whose mission is to provide aid and support to Toronto’s homeless and at-risk communities. “It’s a foundation we started this year. When we do a development we’re not just making a home, we’re affecting the community. In order to affect positive change in a community, we must be aware of the social issues… we’ll be focusing on youth on the street, food bank services and educational services,” said Brian Brown, Vice-President of Lifetime Developments.

Despite Toronto’s residential construction boom, the city’s homeless population continues to grow. Lifeline, Lifetime Development’s charitable foundation to support Toronto’s at-risk urban population, is hoping to help change that.

On October 24th, Lifetime Developments, Blackjet Inc. and Zancor Homes hosted the third annual Smashed Charity Ping-Pong Tournament and party at Muzik nightclub. Over 500 guests attended, dressed in their tennis whites, to show off their best backspin in the name of charity. Together they raised $100,000 — nearly triple the prior year’s proceeds.

Lifeline was established in 2014 to raise awareness and funds for local organizations that serve Toronto’s 5,000 homeless men, women and children. The charity focuses primarily on youth outreach, food banks, counselling and educational services.

Lifetime Developments is dedicated to building healthy, sustainable communities. Bisha Hotel and Residences, currently under construction at King Street West and Blue Jays Way, will rise 41 storeys, housing 337 units. Lenny Kravitz designed an entire floor of the hotel, which boasts amenities as suave as the rockstar himself.

The Bond Condos, also under construction at 290 Adelaide Street West, are still offering a limited number of well-appointed suites. The development is located in the heart of the entertainment district, with the city’s best shopping, dining and entertainment attractions at its doorstep. Prices start from the high $300,000s.

5 Mixed-Use Projects To Watch This Fall

Toronto continues to be a hotbed of development (anyone gridlocked on downtown streets this summer by construction-related lane closures knows this). With the city recently approving 755 storeys of new projects, things ain’t slowing down. (So invest in a good car radio, you’ll be in there for awhile.) Here are five key mixed-use developments to watch.

1. ONE BLOOR – The city’s symbolic crossroads at last gets a bit of architectural love. The mammoth, soon-to-be-iconic glass tower at Yonge and Bloor—which Great Gulf Homes calls its flagship project—is heading skyward, inching closer to 75 storeys every week. Designed by Hariri Pontarini Architects, One Bloor will have 732 condo units and 100k SF of retail on three levels, with concourse-level shopping below grade and larger-scale commercial spaces in the first two storeys of the podium.

2. YORK SQUARE – With their Scandinavian-inspired design—and Swiss-cheese-like rooftop canopies—the 67- and 57-storey Ice Condominium towers are nearing completion at York Street and Lake Shore Boulevard. The towers are part of York Square, a JV of Lanterra Developments and Cadillac Fairview’s that will include a 31-storey office tower with a PATH connection to Maple Leaf Square, the hotel-retail-entertainment complex (also a Lanterra-Cadillac Fairview JV) that was recast as “Jurassic Park” during the Raptors’ short-lived playoff run earlier this year.

3. HARBOUR SQUARE – Just down the street from Ice, work is underway on Menkes Developments’ mixed-use complex at the foot of York Street and Harbour Street. Harbour Square will include a 1,250-unit condo, Harbour Plaza, and the 35-storey One York Street office tower being developed in partnership with Healthcare of Ontario Pension Plan (HOOP), the anchor tenant. Menkes is shooting for the development to earn LEED Platinum. This weekend the complex will be tied into the new PATH bridge system that connects Air Canada Centre to the South Core under the Gardiner Expressway. 4. CANARY DISTRICT – With the Pan Am Games under a year away, initial development at the Canary District is nearly done. The second community in the West Don Lands—part of Waterfront Toronto’s massive redevelopment master plan—the district will serve as the athletes’ village for the games (afterward the sweat stains will be washed away and the buildings will be repurposed as residences). Built by Dundee Kilmer Developments, the district will have over 1,000 residential units, a 500-bed George Brown College residence and a new YMCA. An extended Front Street East (rendered above) will be lined with 40k SF of street-level retail

5. INDX — Construction has begun on Indx, a 54-storey, 1,000-unit condo on Temperance Street that will incorporate the historic Graphic Arts building. It’s not technically mixed-use, but Indx makes the list because it’s the first-ever purely residential project located in the financial district (others are hotel-condo). The project, by Lifetime Developments and CentreCourt Developments, targeted young Bay Street bucks wanting to live and play hard close to work. Its marketing campaign was inspired by the code of Barney Stinson, Neil Patrick Harris’ character on “How I Met Your Mother.” It worked; INDX was Toronto’s best-selling condo project in 2012.

BLVD and Lifetime’s The Code Condos Sold Out in Forest Hill

Being able to offer the right product in the right location at the right price isn’t always the easiest task to accomplish for property developers in Toronto, but BLVD Developments and Lifetime Developments seem to have gotten the formula right with The Code Condos, a condominium development coming to the intersection of Parkwood and St. Clair Avenue West in the city’s tony Forest Hill neighbourhood. By early July the project had hit the 97% mark in sales, and in the time since, the final four suites out of the project’s 118 condominium and townhome residences have now been spoken for as well, meaning that this midtown development is completely sold out and ready to go!

The Code will stand 9 storeys tall, with a contemporary design by Hariri Pontarini Architects which terraces down towards the tree neighbourhood to the north. While design is an important factor in attracting purchasers to a new condominium development, much of The Code’s success can also be attributed to its prime location in Midtown Toronto. Residents at The Code will have quick transit access via the 512 streetcar which runs directly out front on its dedicated right-of-way to either St. Clair or St. Clair West subway stations, while the latter is located close enough to walk to in a few minutes for those who care to stretch their legs.

Directly across St. Clair Avenue to the south is the 21-acre Sir Winston Churchill Park. It will provide residents of the new development with a place to relax, play tennis, jog, toboggan in the winter, and there is a playground for kids and even an off-leash area for dogs. The area is one of Toronto’s most walkable, with the retail and restaurants of Forest Hill Village to the north on Spadina Road as well as ample shopping and dining along St. Clair Avenue West.

While The Code offers a lot to residents, it also gives back to neighbours and passerby as this long-awaited addition to the neighbourhood will rise from the site of a now torn-down eyesore. A partially constructed seniors’ home project stood incomplete on the site for years, blighting the surrounding blocks with its presence. The recent clearing of the failed development will soon be replaced by a handsome new building.

Hariri Pontarini puts its stamp on a prized Forest Hill lot

For years, a derelict seniors home on St. Clair Avenue sat across the street in stark contrast to a vibrant 21-acre park with 10 tennis courts, a jogging path, ravine trail, off-leash dog run and playground.

So developer – and former Forest Hill native – Brian Brown of BLVD Developments and Lifetime Developments made it a personal mission to replace the eyesore with an upscale residence worthy of its location on Sir Winston Churchill Park.

“The park is one of the largest city central parks we have in Toronto, so to be able to position a building across from a park is a rare opportunity, and what it affords you is not just the amenities that come with the park, but the views,” says Mr. Brown, who launched the infill project this spring.

“The views looking south from this property will always be protected and unobstructed, and even looking north, there are low-rise homes of Forest Hill, so again we have very protected views.”

Locals closely guard the community as well, so they were cluded in Hariri Pontarini Architects’ design of this ninestorey condominium at the corner of St. Clair and Parkwood avenues, near Spadina Road.

“There are not a lot of redevelopment opportunities in the neighbourhood itself,” Mr. Brown says.

“[The developers] were talking about how the postal code represents some of the most exclusive – and a lot of cases notable – residences in the city, so to name the building The Code feltvery appropriate.”

The area is also well-known for its boutiques and restaurants in Forest Hill Village and elite schools, such as Forest Hill C.I., Bishop Strachan School, Upper Canada College and St. Michael’s College School.

“When you build in a mature neighbourhood like Forest Hill, the neighbourhood itself is the amenity,” Mr. Brown said.

“Being able to walk out your door and walk along the private residential, tree-lined streets of Forest Hill is something you can’t get downtown, and the schools located around this property are some of the top private schools and even public schools in the city.”

Should residents need to commute further, it will be easy. “It’s got the LRT right at its doorstop and the subway is two minutes away at the Loblaws, which is amazing with 66,000 square feet. It’s one of their largest and flagship locations.”

When the mid-rise is completed by June, 2016, residents of just 108 units and 10 townhouses will share use of a pet washing station, gym, lounge and terrace.

“There’s a relaxed and friendly feeling to the building,” Mr. Brown said. “You get familiar with whose in the building because there are fewer people to see.”

Buyers can select from studios to three-bedroom-plus-den suites with balconies or terraces and townhouses with private patios and interior building access.

“We cater to a very broad group – both people downsizing from larger homes of Forest Hill or people who have wanted to live in Forest Hill but couldn’t afford it before,” Mr. Brown said.

“We terraced the building to the north, so each floor has a number of suites that have expanded outdoor terrace space larger than we typically provide with a balcony.”

Units will be given nine-foot ceilings, full height windows and engineered floors, as well as custom cabinetry by Tomas Pearce Interior Design Consulting Inc., composite stone counters and Energy Star laundry machines.

Parking will be $50,000 and monthly fees 53 cents per square foot, plus separately metered hydro.
